During our inspections, we follow the recommendations of the State of Michigan and adhere to the Covid-19 mitigation protocols in place by our Department of Health. This means we wear PPE, require anyone attending the inspection to wear a mask, and practice 6-foot distancing.

A home is the biggest purchase you’re likely to ever make. If this is your first house, we know it took time and effort to pull everything together to make it happen. It’s easy to get swept up in all the excitement of buying a new home. Hold off on measuring for curtains and get the home inspected before you commit to buying.

A home inspection is like getting a physical checkup on a house. It’s so important that the results can be used as a contingency clause in your purchase offer! If major problems are found, it lets you back out of your offer without financial penalty within a certain timeframe. It also gives you an edge in negotiating with the sellers. Many buyers include clauses in their contract requiring the seller to make certain repairs before any money is exchanged. If the seller isn’t willing to complete the repairs, you can estimate the cost and ask them to take that amount off of the purchase price. Solid facts about the condition of the house give you bargaining power.

When you hire me to do your home inspection, you can relax knowing a certified professional home inspector with 30 years of experience is working just for you. Lots of other people are involved in the sale of a property and they have a vested interest in both the sale and the selling price. My only obligation is to you, the home buyer, not the realtor, the seller, or the lender. I have nothing to sell but the truth and the peace of mind it brings.

Most of my clients are first-time home buyers. I give you a thorough and honest inspection and teach you about what I find. I prefer to have clients at the house during the inspection so we can talk about what I found and I can answer your questions on the spot. It usually takes me two hours to do a home inspection. To save your valuable time, however, I can arrange to arrive onsite ahead of you, conduct my inspection, and then do a walk-through with you to go over the findings in detail. You’ll have my report by email the next day and I’m always available to answer any follow-up questions.

An inspection is a small investment that protects you from buying a house that might cost more than you expected for maintenance and repairs. Well and septic repairs can be very costly.
